Using more than 555,000 housing transactions from 1990–2021 matched with 25 U.S. CCUS projects, we find that homes within 4.2 km experience an average price premium of 3.90%—approximately $8,582—with no measurable effect beyond this distance. The effects vary by facility type and distance: capture facilities increase property values primarily within 3–4.2 km, consistent with employment and local economic spillovers, while storage facilities generate more localized premiums within 1 km, likely reflecting direct compensation to nearby landowners. Comparisons with similar non-CCUS facilities suggest that these effects are attributable to the addition of CCUS equipment. Our findings provide new evidence for CCUS siting, community engagement, and benefit-sharing policies.
